SHOULD I BUY ASCENTIA SKY - A 99 YRS LEASEHOLD PROPERTY ?
Q: I think 99yrs Property will depreciate over time.
A: The value of property is more dependent on DEMAND and SUPPLY. When the sentiments and confidence of buyers grew, the property price will go up. Moreover, previously CPF regulation states that for a 99yrs property that has less than 60yrs lease, CPF will not disperse money to buy that property, resulting in Banks not able to grant loan up to 80% to finance, however, that particular rule had changed to less than 30yrs lease resulting in Banks willingness to grant higher loans. In other words, this new rule resulted in more confidence among buyers of 99yrs property.
When confidence of buyers is high, they would be willing to pay higher price for 99yrs property.
Q: Isn't it freehold better than 99 yrs?
A: If you buy property for Investment, then obviously you are hoping to get good rental returns for it. Assuming you are buying same locality, FH Condo, the price difference will be possibly about 20% or higher. However to a Tenant, he don’t bother whether it is FH or Leasehold. He will pay rental based on prevailing asking rents. So for same locality Condo, in fact the rental yield for a 99yrs property will definitely be better than a FH property.
Q: Should I buy a TOP property, instead of new launched property to get instant returns in rental?
A: Rentals are not getting the lucrative returns at the moment. So getting a property that offers a higher and better quality finishes and waiting for the property to TOP might be a better idea, as rentals now may not be ideal, and when it is due to TOP in 3 to 3-1/2 yrs later, you may find that units are easier to rent out because more Expatriates are coming to Singapore to work, since our 2 new Integrated Resorts are ready by then. Chances is that they will be looking at outskirts of city and unit that is very near to MRT, as it is more convenient to go to work.
Q: Should I wait for prices to come down before I commit, or should I just buy at current prices?
A: There is never a right time to buy anything at all. Buying a property involved emotional feelings. If you are comfortable about this property, if you like the location, the interior layout & finishes, the stunning view, the unique recreational facilities, the building architecture or what you see, you should just follow your instincts. Moreover, property has seen a long period of price hibernation. Thus seeing from recent activities (more Developer launches), we should feel more confident in seeing the pricing of apartments going up steadily.
